The price of used housing (resale) in Spain marks a new historical record

The price of used housing in Spain has registered an increase of 1% during the month of May, standing at 2,120 euros/m2, according to the latest real estate price index. This data represents the record price of used housing in Spain, surpassing the previous record that dated back to June 2007. It also represents an increase of 3.1% quarterly and 7.3% compared to May of last year.
All Spanish Autonomous Communities register increasingly higher prices
All the Autonomous Communities show prices higher than last month. The Balearic Islands (1.6%) lead the increases, followed by Navarra (1.4%), Andalusia (1.2%), Comunitat Valenciana (1.2%), Comunidad de Madrid (1.1%), Extremadura ( 1.1%), Catalonia (1.1%) and Galicia (1%). Below 1% are the increases in the Canary Islands (0.7%), Cantabria (0.5%), Asturias (0.4%), Castilla-La Mancha (0.3%), Aragón (0.2 %), Euskadi (0.2%), La Rioja (0.2%), Region of Murcia (0.2%) and Castilla y León (0.1%).
The Balearic Islands with 4,322 euros/m2 is the most expensive autonomy followed by the Community of Madrid (3,406 euros/m2). They are followed by Euskadi (2,926 euros/m2), the Canary Islands (2,572 euros/m2) and Catalonia (2,403 euros/m2). On the opposite side of the table we find Castilla-La Mancha (936 euros/m2), Extremadura (996 euros/m2) and Castilla y León (1,189 euros/m2), which are the most economical communities
Housing prices by province continue to rise
Up to 40 provinces have prices higher than those registered in the previous month. The greatest increases have been experienced in Soria, where sellers' expectations have risen by 3.8%, followed by the Balearic Islands (1.6%), Cáceres (1.6%), Málaga (1.5%), Navarra , Lugo, Alicante and Pontevedra (1.4% in the four cases). On the opposite side is Huesca (-1.8%), where the price decreased the most, followed by León (-1%), Jaén (-0.8%) and Burgos (-0.6%).
The Balearic Islands are reaffirmed as the most expensive province to purchase a home (4,322 euros/m2) ahead of Guipúzcoa (3,605 euros/m2). They are followed by Madrid (3,406 euros/m2), Málaga (3,226 euros/m2), Vizcaya (2,801 euros/m2) and Barcelona (2,714 euros/m2).
Ciudad Real is the cheapest province with a price of 752 euros for each square meter. They are followed by Jaén (837 euros/m2) and Cuenca (853 euros/m2).
The price of used housing in the capitals
During the month of May, 44 capitals have also experienced increases in housing prices. The most pronounced increase is that experienced by Soria, where sellers' expectations grew by 5.1%, followed by Málaga (3%), Palma (2.9%), Lugo (2.5%), Toledo (2 .3%) and Tarragona (2%). Huesca (-2%), on the contrary, leads the price falls in the last month, followed by Jaén (-1.2%), Ávila (-0.7%), Palencia, Burgos and León (-0. 2% in all three cases).
Among the large markets, prices, in addition to Malaga and Palma, have grown in Alicante (1.8%), Madrid (1.7%), Valencia (1.5%), Barcelona (1.2%), Seville (0.7%), San Sebastián (0.6%) and Bilbao (0.1%).
With this increase, the price in Madrid is set at 4,473 euros/m2, while in Barcelona the price has reached 4,417 euros/m2.
San Sebastián is the most expensive capital in Spain with a price of 5,557 euros/m2. Zamora, on the other hand, is the cheapest capital with its 1,151 euros/m2, followed by Jaén (1,166 euros/m2) and Lleida (1,232 euros/m2).
